33 Bradshawgate, Leigh

We were recently tasked with completing a commercial refurbishment on Leigh high street, restoring a dilapidated unit into a lettable asset.

A quick turnaround was required for our client with the imminent arrival of a new tenant. The tenant will carry out the shop refit themselves, but relied on Marshall Property Construction to ensure that the building itself was in safe, workable condition.

Given the state of the unit, a number of vital works were required and they were carried out to the highest standards of commercial refurbishment.

The property was suffering from asbestos so our experienced Cat B trained asbestos engineers were straight in to carry out a full survey, and remove and safely dispose of the affected areas. Next up was some much-needed repairs to the roof, achieved with the application of a new 3 layer felt system to secure the flat roofs against the elements.

Once the unit was water-tight and asbestos-free we moved on to the internal works and removed the tired wall panelling and flooring and replaced it with clean, hardwearing materials.

Like all Marshall commercial refurbishments the works were carried out in compliance with the necessary building statutes, with a NICEIC test certificate for all new and re-installed electrical installations.

The unit is now in a great lettable condition and will give the new tenant a perfect blank canvas for their growing business.
